Change of use of ground floor from former greengrocers shop to Doctor's clinic including replacement of the existing rear single storey outbuildings and erection of a rear extension with an air source heat pump and air conditioning unit.

The application seeks to create a new Doctor’s clinic in the existing and extended Greengrocer space.
External Proposals: The existing shop front will be upgraded and redecorated but remain in a similar configuration. The independent access to the residential accommodation from the front elevation will remain. A single storey extensions similar to the one at 11 Craddock’s Parade will be built to the rear to allow for extra consulting rooms to be created and these will have ventable rooflights to allow for air and light to enter these rooms. A rear staircase to again match that at 11 will allow access to the rear of the residential properties.
Internal Proposals: A new reception and waiting space will be created at the front of the property with four consulting rooms formed, accessed from a single corridor with a fire exit to the rear. The staff and toilet accommodation will be in the centre of the property in order to minimise disruption to drainage and other existing service locations. The property will comply with all CQC requirements and by DDA (by APB Dangerous Drugs Act)?
Amenity: None of the proposals affect the amenity of the neighbouring properties as there is no increase in overlooking from the existing because all the new changes are contained within the rear area with the rooflights being upward facing and the rear window only facing out into the rear access road.
Accessibility: The property has wheelchair access from Craddock's Parade currently and this will be maintained. A new accessible WC will be added to the property to allow for staff and visitors use.
Sustainability; The property is being designed to have air source heat pump heating and air conditioning. The system will either be combined or separate but the submitted plans show the AC condensers and heat pump located on the rear elevation of the wall over the flat roof area. This will mean they are discretely sited and any acoustic noise from the units will be projected rearwards rather than towards the residential properties.
